Step 1. Initial Remote Review

This ensures we only approach you when there is a genuinely viable opportunity with realistic prospects of success.
Step 2: Alignment and Site Visit
Your goals and circumstances come first. We arrange a convenient site meeting to understand your needs, long term objectives and personal situation before discussing commercial details. This stage is focused on building a strong relationship and foundation of trust so you feel confident in both the process and our team.
Step 3: Offer and Agreement
If the site aligns with our feasibility findings, we present a clear and straightforward offer. Our solicitors prepare the Option Agreement and we cover your legal fees up to £2,500 plus VAT. Our legal team works closely with yours to ensure clarity, efficiency and continued momentum throughout.
Step 4: Fully Funded Planning
We manage and fund the entire planning process, coordinating architects, planners, ecologists, transport consultants and all required specialists. Our trusted land partner has more than a decade of experience in land buying and development, working alongside major UK housebuilders including Linden Homes and Bovis Homes. Architectural drawings typically take up to six weeks, and planning applications are usually determined within twelve to sixteen weeks. All planning and consultant costs are fully covered by us.
Step 5: Planning Approval
Once planning permission is granted, we exercise the option and complete the purchase on the terms agreed from the outset. We introduce the most suitable developer and ensure a smooth transition into delivery. Throughout the entire process, you remain informed, supported and fully involved, with transparent communication and a relationship built on trust from start to finish.
